400,000 ft² - Under development

The CIPL West site will become the flagship site with 400,000 ft² planned across two sites, including bespoke labs, co-working, shared workshop with the ambition to become the first net-zero business park.

The project is being developed by world-renowned architects FCB Studios who are leading the drive towards net-zero. The park will focus on a low-impact construction typology that prioritises bio-based materials to support a biophilic core connecting the site.

The site also benefits from further infrastructure projects within the local community which includes circa 15,000 new homes being constructed adjacent to the site. This will be supported by a proposed new train line and station connected to the Oxford to Cambridge rail link. The proposed new dedicated metro bus link will also be connected to the site which will create direct links to Cambridge city centre, Oxford and London beyond. The Oxford to Cambridge Arc is seeing major new investment from the national government to support the growth of business innovation within the “golden triangle”.
